Much of the Township has been developed for
residential use, although substantial sites have been developed or
are available for non-residential use. There are 23,603 residential
dwellings including single-family detached units, condominiums and
townhouse residences. Renters occupy approximately 4,000 units.
Cherry Hill is experiencing marked growth in two particular housing sectors:
market-rate luxury rental units and "Active Adult" communities. In recent years, nearly 500
new luxury apartments have been constructed. In addition, restoration of Cherry Hill Towers- a two-tower apartment
complex- will introduce 433 new luxury units to the market in 2006. Hundreds of new luxury rental units will
be added with the completion of Park Place at Garden State Park in coming years.
Current single-family residential zoning allows minimum lot areas of 7,800 square feet in the R-3 Zone to a minimum
of one acre in the R-A Zone. Multi-family and cluster development is also permitted on larger tracts within the Township, subject to
Township Planning Board approval.
Recent efforts locate non-residential
development near major roadways to assist with site accessibility
and to minimize impact and encroachment on existing residential
neighborhoods. Non-residential zoning requirements for land area
vary depending upon the zone, but range from a minimum of 6,000
square feet to one acre.
Cherry Hill's Master Plan was revised recently. The Township, along with its
Planning and Zoning Boards and Mayor Platt's Cherry Hill Business Partnership, works
diligently with developers, business owners, and residents in an
attempt to ensure that proposed development will provide maximum
benefit and minimal adverse impact to the larger Cherry Hill
community.
