Revitalizing a Local Legend through Smart Growth

In the early 1940s, when New Jersey land speculator and developer Eugene Mori succeeded in building Cherry Hill's landmark Garden State Park in the face of World War II rationing, the racetrack became notorious and legendary at once. Revelers flocked from nearby Philadelphia, New York City, and surrounding states to experience the thrill of a day at the races in once-sleepy Delaware Township. Soon, Mori's Cherry Hill Inn joined the Park as a regional destination point along with the adjacent Cherry Hill Shopping Center (now Cherry Hill Mall) and the ultra-luxury Rickshaw Inn. By 1962, Cherry Hill was literally and figuratively 'on the map,' and Garden State Park was at the center of it all.

Today, having survived a devastating fire in 1977, competition in the form of Atlantic City's casinos, and decades of declining race attendance, Garden State Park's racetrack is closed, yet the site remains at the heart of Cherry Hill and the entire region. The reborn Park will ascribe to the highest standards of 'Smart Growth,' balancing all aspects of modern life in a pedestrian-friendly environment with easy access to public transportation. The adjacent NJ Transit Rail Line offers direct service to 30th Street Station in Philadelphia.

Moving into the future while taking a page from the storied past, Garden State Park's 225 acres are undergoing a revolutionary transformation with more than $500 million in private investment. A new town center, an exciting retail mix, residential housing, active adult luxury condominiums, and one million square feet of modern Class A office space will make the Park a destination in the region for many years to come.
